Mold will often
occur when there is enough moisture, a viable food source,
and ambient temperature. Airborne mold spores
can contribute to allergies and cause infections, and more
serious disease. Mold will damage your belongings, furniture,
linens,
drywall, and wood framing components of the home if left unresolved.
If
you suspect mold, the first step is to have a mold inspection by
a Certified Mold Technician. Remediation should
not
begin
without
first having a preliminary assessment with a protocol (action
plan and scope of work) established. Sampling may be necessary
to determine levels of contamination
in the affected area, and other areas of the dwelling. Most remediation
companies use a combination of the EPA
guidelines for mold and the New
York Mold Remediation Guidelines to
remove clean and remove mold contaminants without cross contaminating
other areas of the dwelling.
The
preliminary Mold Inspection helps to determine moisture content,
temperature/relative humidity, sampling
plans (if mold sampling is needed), type of moisture intrusion
(clean water, gray water, black water), what type of equipment
should be used during remediation, and what areas will be contained
during remediation.
The use of investigation tools including moisture meters, borescopes
and hygrometers are non invasive methods of determining mold growth
and moisture issues. Drilling into drywall areas may be necessary
during the inspection. There are a variety of unique sampling methods
that can be conducted as well, sampling methods include, Air, Wall
Check - Air, Tape, Bulk, or Swab.

Air
Sampling: In order to
determine the presence/absence of mold spores, and their
composition and concentrations in situations where either occupants
or homeowners complain
of ill health but see no obvious visible mold growth, air samples
can be taken to detect airborne concentrations of mold spores.
Air samples can be taken to determine if spores from visible
mold growth sources have become airborne, and what their airborne
concentrations are. This information could be
used
in assessing
the possibility of hidden
mold growth
and human exposure.
Tape
sampling and swab sampling: These samples could be used to determine
the level of contamination on a surface. They may also be used
to demonstrate that a surface is "clean" after remediation
work (but one has to be aware of the limitations of this kind
of sampling).
Bulk
Sampling: Bulk samples with or without visible mold
growth are suitable for analysis. Bulk samples include pieces
of building
materials such as drywall, insulation material, baseboards,
ceiling and floor tiles, carpets, or even dust.
Dust
Sampling: There could be many reasons why an investigator would
want to take dust samples. Dust samples give an indication of
the types of microbial particles that have settled on the surface
over time. Therefore, dust samples could give an indication of
whether there is hidden mold. However, dust from carpets may
also contain microbial particles brought in from outside through
soiled shoes or other items brought into the building from outdoors.
